Living in East Longmeadow, MA: A Local Realtor’s Guide to Buying a Home in 2026
If you're considering a home in Hampden County, East Longmeadow deserves to be evaluated on its own merits—not simply as the town next to Longmeadow.
The two communities share a name and a border, but the housing stock, street patterns, lots and overall home-shopping experience can be quite different.

Here's what I'd want you to know before buying in East Longmeadow.
East Longmeadow at a Glance
East Longmeadow gives buyers an interesting mix of established neighborhoods, older homes, mid-century properties and newer construction.
Unlike a master-planned suburb built during one era, the town developed over time.
That means two homes a mile apart may offer dramatically different layouts, lot sizes, ages and renovation histories.
For a buyer, that's a good thing.
It also means you shouldn't judge East Longmeadow based on one neighborhood—or one afternoon of showings.
What Kinds of Homes Are in East Longmeadow?
Depending on your price range, you'll commonly encounter Colonials, Capes, ranches, split-levels, raised ranches, larger contemporary homes, condominiums and newer construction.
That's one reason East Longmeadow can work for buyers with very different priorities.
Some want an established neighborhood and an older house they can improve.
Others specifically want central air, modern mechanicals and fewer immediate projects.
And some want land.
Rather than beginning with “What's the best neighborhood?” I usually prefer:
What type of property are you actually trying to buy?
That gets us somewhere useful much faster.
East Longmeadow Property Taxes in 2026
East Longmeadow's official FY2026 tax rate is $19.43 per $1,000 of assessed value. Massachusetts assessments are based on full and fair cash value as of January 1 for the upcoming fiscal year. East Longmeadow
For illustration, a home assessed at $500,000 would produce:
$500,000 ÷ 1,000 × $19.43 = approximately $9,715 annually.
That's about $810 per month before any applicable exemptions or adjustments.
Always use the actual assessment and current tax bill when evaluating a particular property.
What About ADUs?
This is becoming a much more common buyer question.
East Longmeadow specifically amended its zoning bylaws regarding Accessory Dwelling Units in February 2025. East Longmeadow
But don't translate “ADUs are allowed” into “I can build whatever I want in this backyard.”
Zoning, setbacks, building requirements, wetlands, utilities and the characteristics of the particular property still matter.
If an ADU is part of the reason you're buying the house, investigate feasibility before closing.
Longmeadow vs. East Longmeadow
This is one of those comparisons where I don't think an internet ranking is particularly useful.
Instead, compare actual properties.
Take two houses at similar prices and ask:
What am I getting?
Compare the annual taxes, lot, square footage, condition, mechanical systems, renovation quality and location.
Sometimes the answer becomes obvious once we're comparing actual houses instead of town reputations.
What Should Buyers Inspect Carefully?
For established East Longmeadow homes, I'd pay particular attention to heating and cooling equipment, electrical service, roof age, windows, basement moisture, drainage and the quality of previous renovations.
And if you're planning an addition, home office or significant property change, check the zoning first.
